Home Inspection of Newly Constructed Homes

When buying a new home, the need for an independent home inspection can not be over emphasized. A home inspection is performed to validate the condition and performance of your home's components prior to taking ownership. It is considerably easier to get the builder to address concerns up front, prior to move in, rather than trying to get an item corrected after taking ownership.

The Builder is Managing the Project!

The reality is most home builders are very busy overseeing multiple job sites and many sub-contractors. The builders are focused on running a tight budget, and rely on their sub-contractors to "self-manage" many important areas of the build process. So whether your new home is built correctly or complies with the current building code strictly may depend on the knowledge and skill of the sub-contractors.

The skill and quality of the sub-contractors can vary greatly. Further, some sub-contractors are not licensed or regulated. As they say.....a chain is only as strong as it's weakest link.... and in this context it could be an employee who is in a hurry to go home who doesn't hook up a tub drain, or install the flashing around the roof vents.

Your builder is probably doing the best possible job, but it is through the independent Home Inspector's review that many items are discovered and corrected before they result in a situation that could cause damage or create a safety hazard in the home.

A home inspection is wise decision prior to taking ownership of your new investment.

The House Is New... What Could Be Wrong?

Even though the parts of the house you come in contact with every day appear to be fine, there's a lot more to your house than what you are seeing. Most homeowners don't have the knowledge or skill to determine whether the mechanical and structural components of a new home are installed and operating properly. Home Inspectors look critically at the home beneath its beauty and architecture to explore whether the mechanical and structural components of the house installed together properly, along with other home construction requirements.

Homeowners who do not obtain a home inspection will eventually learn about issues that might have been resolved prior to or shortly after closing on their new home. The Municipal Building Inspector Looked at the Home!

New home construction is a very dynamic and complex industry. Due to the down turn in the economy the past few years, many cities have cut back on Building Code Inspectors. As a result, Municipal Building Inspectors are required to conduct a high volume of inspections each day. This leaves many inspectors overworked. The new home owner will normally never see these inspectors face to face to get an explanation or thorough evaluation of the mechanical and structural components of their new home. This was a brand new house.  The house had all of it's city inspections. However, an unused anchor bolt was attached (but clearly protruding).  The insulators, Sheetrockers, Tape and Bed, Trim carpenters, Painters and the Builder all worked around it, but never once questioned it sticking out of the wall.

This is a new house.  Builder suggested that a small repair and paint would fix this issue.

Trim carpenter used cardbord for the underside of the arch.  Drywall mud was applied and then painted.Moisture from this method caused damage to the area.

This is a new home, however there is water damage around the front door.  Builder said it was normal movement and would caulk and paint.  (Owner was able to get the builder to pay for removal of some trim and discovered the cause of the damage).

Improper water drainage can lead to significant damage to your home.  Water and excess moisture cause water penetration into basements or crawlspaces.
Common issues with the exterior of homes include excess moisture penetration, algae and mildew growth on vinyl siding, inadequate caulking, and/or weather-stripping around windows, doors, and wall surfaces.  These items need to be corrected or repaired, so they do not become worse, which could eventually damage the structure.
Every home should have at least an initial inspection to evaluate the condition of the plumbing, safety of the systems, and items that may need to be replaced.
Issues with the roof are typically indicated by old or damaged roof shingles, improper flashing, and poor drainage. If the roof is old, it will likely need to be replaced.  Some minor repairs can be performed to small sections of roof tile, and to correct leaking vents.
