There were a lot of issues with this marble tub. When the current owner had the tub skirt removed, it was clear the drain had never been hooked up.  This house was three years old.

A small water spot was observed above the shower in the master bathroom. Upon further investigation in the attic, plastic around a leaking vent was diverting water to this area. This house was only a year old.

The owner thought the water damage on the soffit was due to the house needing new paint. The condition of the roof, in the next picture, could not be seen from ground.

Attic insulation fell 10 feet into a void between two bathrooms. Since the exterior walls and not the bathroom walls were insulated, this area needed to be separated from the attic. Closing it off from the attic would create the necessary firestop.  This was a four year old house.

Improper water drainage can lead to significant damage to your home.  Water and excess moisture cause water penetration into basements or crawlspaces.
Every home should have at least an initial inspection to evaluate the condition of the plumbing, safety of the systems, and items that may need to be replaced.
Issues with the roof are typically indicated by old or damaged roof shingles, improper flashing, and poor drainage. If the roof is old, it will likely need to be replaced.  Some minor repairs can be performed to small sections of roof tile, and to correct leaking vents.
Common issues with the exterior of homes include excess moisture penetration, algae and mildew growth on vinyl siding, inadequate caulking, and/or weather-stripping around windows, doors, and wall surfaces.  These items need to be corrected or repaired, so they do not become worse, which could eventually damage the structure.
