Inspect the Plumbing Regularly
Every home should have at least an initial inspection to evaluate the condition of the plumbing, safety of the systems, and items that may be need to be replaced. Toilets may be leaking from the tank bolts or loose at the floor, which will cause slow and subtle water leaks. These leaks can cause major water damage to floors, walls, and even first floor ceilings when bathrooms are located on the second floor. Last year, a relative of mine in another state was on vacation when a slow leak from the toilet bolts finally become a steady stream of water. Unfortunately, they had not been diligent in performing regular inspections of the toilet area and did not discover the leak until they returned from vacation. The wood floors in the hall and adjoining living room had to be completely replaced and many areas had to be repainted. This could have been avoided through regular checks of the toilets.
Also, as a side bit of information about the cause....the contributing factor was the use of toilet tablets - chlorine type tablets. These should only be used in toilets that are flushed on a regular basis. They had been using these tablets in the hall bath, which was flushed infrequently.
Through a scheduled maintenance program, you can avoid unexpected emergency repairs and help your plumbing systems and equipment to last longer. Other common plumbing defects include the existence of old or incompatible piping materials, as well as faulty fixtures and waste lines. Sometimes, this only requires replacing a fixture, but there are occasions when sections of the plumbing must be replaced.
