Home Inspection and More...

  • Why is a Home Inspection Important?

The primary reason for having a home inspection performed by a licensed home inspector is it provides Buyers and Sellers with a comprehensive and objective view of the property and its condition. The inspection will help the homeowner and buyer prioritize repairs and maintenance.  A Pre-Listing Inspection can help a home sell faster, and with fewer issues.  A Pre-Purchase Inspection will report on the condition of the property to help the buyer consider any items needing repair or replacement before finalizing the purchase contract. Home Inspection and More in Little Rock, Arkansas, recommends an inspection of your home at least every 3-5 years to help identify repairs, or areas needing maintenance before an emergency occurs.

Home Inspection Articles

Improper water drainage can lead to significant damage to your home.  Water and excess moisture cause water penetration into basements or crawlspaces.
Issues with the roof are typically indicated by old or damaged roof shingles, improper flashing, and poor drainage. If the roof is old, it will likely need to be replaced.  Some minor repairs can be performed to small sections of roof tile, and to correct leaking vents.
Every home should have at least an initial inspection to evaluate the condition of the plumbing, safety of the systems, and items that may need to be replaced.
Common issues with the exterior of homes include excess moisture penetration, algae and mildew growth on vinyl siding, inadequate caulking, and/or weather-stripping around windows, doors, and wall surfaces.  These items need to be corrected or repaired, so they do not become worse, which could eventually damage the structure.
